Gold Lake Estate opens as Gauteng battles growing housing demand

The province continues to face a shortage of affordable, well-located homes, making developments such as Gold Lake Estate an important contribution towards reducing the housing backlog.

The Gauteng Partnership Fund (GPF), in partnership with the Public Investment Corporation (PIC), has officially opened the new Gold Lake Estate affordable rental housing development in Elandsfontein, Germiston, providing 66 two-bedroom rental units for families in need of affordable accommodation.

The development, valued at more than R30 million, aims to expand access to affordable rental housing in well-located areas close to transport routes, schools, shopping centres and economic hubs. According to the GPF, the project forms part of ongoing efforts to create sustainable human settlements that bring residents closer to employment and essential services.

Speaking at the launch on Wednesday (, Gauteng MEC for Human Settlements Tasneem Motara highlighted the continued influx of people into Gauteng, saying one of their most immediate needs is access to accommodation. She also stressed that municipalities play a vital role in approving developments and creating an environment that encourages investment in housing projects.

GPF Chief Executive Officer Lindiwe Kwele praised developer Zitha Properties for completing the project on time and within budget despite challenges often faced by housing developments. She also acknowledged the PIC for providing funding support.

Gold Lake Estate already has more than 40 tenants who have secured accommodation. One of the first residents, Sharon Maputsoe, said she chose the development because it is close to her mother’s home, her daughter’s school and several important amenities.

Housing pressure in Gauteng

Gauteng remains South Africa’s most populous province and continues to attract thousands of people each year in search of employment and better economic opportunities. This rapid urbanisation has placed enormous pressure on housing delivery.

Provincial government figures indicate that Gauteng’s housing demand remains above one million households, with many families still waiting for subsidised housing while others rely on the private rental market. The province continues to face a shortage of affordable, well-located homes, making developments such as Gold Lake Estate an important contribution towards reducing the housing backlog.

Benefits of affordable rental housing

Affordable rental developments offer several advantages:

  • They are often located closer to workplaces, schools, healthcare facilities and public transport, reducing commuting costs.
  • Families can access quality accommodation without the financial burden of purchasing a home.
  • Professionally managed developments generally provide better security, maintenance and infrastructure.
  • Higher-density developments make more efficient use of scarce urban land and support economic growth.

Challenges of high-density rental developments

Despite their benefits, affordable rental housing also has potential disadvantages:

  • Demand usually exceeds supply, resulting in long waiting lists.
  • Limited parking and shared communal spaces can create challenges for residents.
  • Higher population density may increase pressure on municipal services such as water, electricity and waste collection.
  • Rental accommodation does not provide the long-term asset ownership that comes with purchasing a home.

The Gauteng Partnership Fund said the Gold Lake Estate project demonstrates how partnerships between government, financiers and private developers can help expand access to affordable housing while creating inclusive communities closer to economic opportunities.
